Supplier terms
Last updated October 24, 2026
These terms apply when a brokerage, property manager, landlord or their representative (“you”) sends rental listing information to Seb’s List (“we”), for example by emailing rentals@sebslist.com or authorizing us to read a listings page. Sending us listings after receiving these terms means you accept them.
What we do with your listings
You grant us a non-exclusive, royalty-free, worldwide license to store, organize, summarize and distribute the listing information, photos and contact details you send, through our API and MCP server, to AI assistants and services we approve, so they can help renters find and contact you. We may create structured data and summaries from your listings. We do not publish your listings on a public consumer website and we do not sell your contact list.
What you confirm
- You are authorized by the owner or landlord to market the units you send us.
- The information is accurate to the best of your knowledge, and you’ll tell us when units are rented or change.
- You hold the rights to any photos or materials you send, or have permission to share them.
- Your listings comply with fair housing laws, including the federal Fair Housing Act and the New York City Human Rights Law, which prohibits discrimination based on lawful source of income (such as housing vouchers).
- You hold any license required for your activity, such as a New York real estate broker license.
Cost
Listing with Seb’s List is free. If we ever introduce paid features, they will be optional and we will ask before charging you anything.
Keeping listings current
We may email you to confirm availability and may read pages you authorize us to check. We pause or remove listings that aren’t confirmed within our freshness window. You can update or remove listings at any time by replying to our emails.
Our discretion
We may decline, edit for clarity, or remove any listing, and may stop working with any supplier, for example to protect renters from inaccurate or unlawful listings. We don’t guarantee any number of inquiries or leases.
Ending the arrangement
Email rentals@sebslist.com to stop. We’ll remove your active listings from distribution promptly. We may keep records as needed to comply with law and resolve disputes.
Liability
The service is provided as is. To the extent permitted by law, neither party is liable for indirect or consequential damages, and our total liability is limited to $100. You are responsible for your listings and your dealings with renters.
Governing law
These terms are governed by the laws of the State of New York.
